Keen to get hands-on with the construction of your new home? Central Avenue Homes is Perth’s built-to-lockup expert, putting you in control of your unique home.

Also referred to as ‘finish it yourself’ building, building to lock-up is pretty much exactly as it sounds. We will build the main structure of the home including all linings (unless you have requested they be omitted), external windows and doors so the home is secure.

We then hand over the project onto you, allowing you to take care of all the finishing items. This typically includes the plumbing and electrical, tiling, painting and appliances, as well as external details such as landscaping and stormwater draining.

However, just like all of our custom homes, each contract is unique – we can also take care of any of these items on request. And ‘lock up stage’ building isn’t the only option: Central Avenue Homes offer construction to a range of different stages to suit our client’s needs and skill sets.

Why Build To Lockup Stage?

There are a number of reasons people would engage a builder to build their home to lock-up stage rather than completion.

Save money using trade experience or networks: If you’re an accomplished tradesperson, you may want to carry out the finishing work yourself – or having friends and family complete the home at ‘mate’s rates’, bringing the overall project in below budget.

Complete the finishing stages on your own schedule: You may be only able to get the home to a partially complete stage with your current financial commitments. Building the house to lockup enables you to get the shell constructed, leaving you to then complete the remainder when funds are available.

Many people who commission a built-to-lockup stage home initially intended to owner build, but found it wasn’t feasible. Some of the reasons these clients come to Central Avenue include:

Greater access to finance: You may be unable to secure funds from a lender as an owner builder, particularly as financial markets grow tighter and tighter. Lenders will generally be happy to approve finance for you if the major part of your home is being constructed by a registered builder.

Circumventing limitations on owner building: The Builders Registration Board dictates that owner builders can only build one home every six years. Getting a builder to complete the major construction works avoids this problem, as we provide the home indemnity policy and building licence.
